Computed by FreeToolsVerse · Updated · How we check our numbers

At 6.5% interest, a 30-year fixed mortgage costs $632.07 a month for every $100,000 borrowed, and a 15-year loan costs $871.11. To find your payment, multiply the figure in the table by your loan amount divided by 100,000.

How to read these tables

  1. Find your interest rate in the left column and your loan term across the top.
  2. Read the monthly payment for a $100,000 loan where they meet.
  3. Multiply by your loan amount divided by 100,000. A $350,000 loan at 6.5% over 30 years is 3.5 × $632.07 = $2,212.24 a month.
  4. This is principal and interest only. Property tax, insurance and PMI are added on top.

Method and assumptions

Formula. Payment = L × r × (1 + r)^n ÷ ((1 + r)^n − 1), where L is the loan amount, r is the monthly interest rate (annual rate ÷ 12) and n is the number of monthly payments. Each cell uses L = 100,000, so multiply by your loan amount ÷ 100,000.

Assumptions. A fixed-rate loan with equal monthly payments at the end of each month. Rates are examples and are not current market offers. Taxes, insurance, PMI, HOA dues and fees are not included.

Every figure on this page is generated by the same functions that power our calculators, and our automated tests compare a sample of cells with published reference values. You may quote or reuse the tables if you link back to this page.

Frequently asked questions

How do I use a mortgage payment chart?

Look up your rate and term to get the monthly payment for $100,000, then multiply by your loan amount divided by 100,000. For a $250,000 loan, multiply the chart figure by 2.5.

Why is a 15-year mortgage payment higher but cheaper overall?

You repay the same loan in half the time, so each payment is larger ($871.11 against $632.07 per $100,000 at 6.5%). Interest is charged for fewer years, so the total interest is $56,799 against $127,544.

Does this chart include taxes and insurance?

No. It shows principal and interest only. Your lender's estimate adds property tax, homeowners insurance and, with a small down payment, private mortgage insurance.
