How to read these tables

  1. Pick your interest rate (per year, reducing balance) in the left column and the tenure in years across the top.
  2. Read the EMI for ₹1,00,000.
  3. Multiply by the number of lakhs you are borrowing. For ₹25 lakh at 8.5% over 20 years: 25 × ₹867.82 = ₹21,695.58.
  4. Total repayment is the EMI × number of months. The difference from the loan is the interest.

Method and assumptions

Formula. EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P = 1,00,000, r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of months. Multiply the table value by the loan amount in lakhs.

Assumptions. Reducing-balance interest, instalments paid at the end of each month, no processing fee, insurance or prepayment. Banks may round the EMI to the nearest rupee.

Frequently asked questions

How do I calculate EMI from an EMI per lakh chart?

Find the EMI for ₹1,00,000 at your rate and tenure, then multiply by the number of lakhs you are borrowing. For ₹7.5 lakh, multiply by 7.5.

Why does a longer tenure lower the EMI?

Spreading the repayment over more months makes each instalment smaller, but interest is charged for longer. At 9%, ₹1,00,000 over 5 years has an EMI of ₹2,075.84 and costs ₹24,550 in interest; over 10 years the EMI is ₹1,266.76 and the interest is ₹52,011.
